Awaab's Law: What's changing from 30 November 2026?

We're getting ready for the next phase of Awaab's Law, which comes into effect on 30 November 2026.

Awaab's Law gives social housing customers stronger rights and sets clear timescales for how long we, as your landlord, have to investigate and fix serious health and safety issues in homes.

Awaab’s Law so far

Phase One of Awaab's Law came into effect in October 2025. It mainly covered:

  • Damp and mould hazards.
  • Emergency hazards with an immediate risk to health or safety.

Under the law, we have to investigate serious damp and mould concerns within set timescales and keep customers informed about what happens next. 
We’re working hard to make sure we’re meeting the requirements of Awaab’s Law and regularly reviewing how we’re doing. In August 2026, across Bromford Flagship LiveWest (BFL), 97.4% of emergency hazards were dealt with within 24 hours, and 88.3% of repairs were completed within the required timescale.

What's new in Phase Two?

From 30 November 2026, Awaab's Law will apply to a wider range of serious hazards in the home, including:

  • excess cold
  • excess heat
  • falls
  • fire hazards
  • electrical hazards
  • domestic hygiene, pests and refuse
  • structural collapse and falling elements

Like we have in Phase One, we’ll need to respond to reports of hazards within set timeframes. 

What do customers need to do?

If you're worried about the condition of your home, please tell us as soon as possible.

The sooner we know about a problem, the sooner we can look at it and take any action needed. When reporting a concern, please provide as much information as you can and let us know if anyone in your household has health conditions or vulnerabilities that may be affected.

What will we do?

When you report a potential hazard, we will:

  • Assess the issue and any risks to your household.
  • Explain what will happen next.
  • Keep you updated throughout the process.
  • Respond within the timescales required by law where Awaab's Law applies.

We'll also update our website with guidance and frequently asked questions to help you understand what the changes mean for you.
